How much do your services cost?

My consultations and support are completely free. The client only pays for the cost of the visa or the property.

What visa is required to purchase property?

In Indonesia, there are no visa requirements for foreign citizens when buying property — anyone can complete a real estate transaction. The only requirement is legal assistance from a notary during the transaction. This service costs 1% of the total transaction amount.

How does the real estate purchase process work?

Buying real estate with me involves several very important stages: 1. Identifying the client’s needs 2. Developing their investment strategy 3. Selecting the ideal property 4. Checking documents: permitting documentation, project financing, and the developer’s track record 5. Construction quality control 6. Recalculating profitability using independent analytical sources, not the developer’s data 7. Adding clauses to the developer’s standard agreement that fully protect my client in all situations and provide more favorable terms than anyone else receives 8. Negotiating discounts, installment plans, unit furnishing packages, furniture, appliances, and more 9. Contract signing and payment process.

Where can I view your listings?

I’m not a typical aggregator showcasing every property on the market. I personally select properties for each client according to their requirements. I have my own database of thousands of properties — from pre-sale projects to ready-made, income-generating investments — across different budget ranges. Among them, I will definitely find the best property for each client.

Is it true that a foreign citizen cannot own property in Indonesia forever?

According to Indonesian law, a foreign citizen can own real estate, but not the land itself. Therefore, there are two main ownership structures available for foreigners: 1. Leasehold — when a foreign buyer pays for the right to use the land for a period of up to 30 years, with an additional extension option of another 20–30 years agreed upon in advance. 2. Freehold — when a foreigner establishes a foreign-owned company (PT PMA), and the land is owned indefinitely by that company. For every property, I explain all available ownership options to my clients, and together we choose the structure that best matches their goals and objectives.
